Property costs represent a significant overhead. Companies throughout the UK are looking to save costs and a specialist property auditor can claim back significant cash savings for clients which otherwise, without an audit, may be lost for ever.

We are very successful because we spend all day, every day analysing property expenditure and we are experts in knowing where to look for charges calculated inaccurately, payments likely to be made in error or without the benefit of regulatory and statutory reliefs. Clients do not have the resource to check every single transaction thoroughly.

Whether it be large or small audits, full or part audits, we are happy to discuss opportunities. Often, information is easily provided and if not we can examine how to get round this. Our aim is to work in an efficient way that minimises impact on client time and resource and yet our clients are comfortable because they have sufficient knowledge of what we are doing.

What we do:

We are experienced Chartered Surveyors and Accountants. We provide 2 functions:

1. Recovering overpaid historic property costs

We analyse each individual payment transaction to make sure:

  • The client was liable
  • The amount paid is calculated correctly
  • Costs have been recharged to sub tenants where applicable

Our fee is based on a percentage of amounts recovered. If we do not make a cash recovery, we do not submit a fee.

2. Management and auditing service charge expenditure

We review amounts being charged against:

  • Those permitted under the terms of the lease
  • Correct/relevant apportionment of costs to client
  • Reasonable level of charges for services being provided

Our fee for ongoing management is based on an annual charge per property
Alternatively we can audit historic service charge payments on a “no recovery, no fee” basis.
